Lake Como property prices: from 1,200 to 7,000 euros per square metre

From just over 1,000 to 7,000 euros per square metre within a few kilometres: that is the picture of the Lake Como property market painted by MoneyMag, the Swiss business magazine, in an analysis published on 11 September 2026. A geography of values that confirms the lake among Europe's most coveted destinations, while showing the first signs of adjustment, especially in short-term rentals.

The top end sits entirely on the waterfront. Between Como, Cernobbio and Laglio, asking prices for homes with lake views reach 6,000 to 7,000 euros per square metre. Moving towards the upper lake, prices ease: in Perledo, on the Lecco branch, the report points to values around 1,200 euros per square metre. In between, Tremezzina and Menaggio remain the beating heart of tourist and residential demand.

The Ticino comparison

The comparison with Switzerland, at the current rate of about 0.94 francs to the euro, is unflattering for the Ticino market. Between March 2025 and March 2026, Ticino single-family homes lost 1.9% and apartments 2.6%, with a cantonal average of 6,614 francs per square metre: 8,877 in Lugano, 8,032 in Locarno, 6,376 in Bellinzona, 4,814 in Chiasso. Como's lakefront, at 6,000 to 7,000 euros per square metre, equals just over 5,600 to 6,600 francs: less than the Lugano average and in line with Bellinzona. Perledo, at about 1,130 francs per square metre, costs less than the canton's cheapest areas.

The figures should be read with care: they are average asking prices and journalistic estimates, not official statistics on completed sales. But the direction is clear: for the same budget, Lake Como remains competitive with the Swiss shore.

Short-term rentals slow down

The report's second theme is tourist rentals. In many Lake Como towns the short-term rental market shows signs of saturation, and municipal rules are tightening: several communes now require a parking space or garage to be paired with a holiday home. Owners are shifting towards transitory contracts of six months to a year, or back to traditional long-term leases.

In Como the report notes owners moving away from bed and breakfasts towards more stable arrangements: a simple two-room flat can fetch 700 to 750 euros a month, less than the seasonal peak of a well-placed short-term rental but with year-round occupancy guaranteed.

The provincial picture and the luxury segment

At provincial level, the mercato-immobiliare.info observatory (data updated 6 October 2026) counts more than 18,000 properties for sale and 2,415 for rent in the province of Como, with an average apartment price of about 2,465 euros per square metre: 11% below the regional average and about 40% below the Milan metropolitan area. Individual communes range from 1,975 to 2,960 euros per square metre.

In the luxury segment, Lake Como remains the leading destination for international demand: according to Gate-away.com research published in March 2026 and covered by the local press, the area accounts for more than 21% of all enquiries for properties above 3 million euros, up 70.98% on 2024, with an average sought value above 6.69 million. The United States remains the main source of demand at 29.1% of enquiries, and in the above-3-million segment villas make up more than two thirds of searches.

A methodological note is in order: the figures quoted are asking prices from listings and private-operator analyses, not official transaction statistics or forecasts of future values. They are certainly no guarantee of appreciation. Buyers from abroad should verify each property individually, starting with its planning compliance.
